Inside the Greenbelt, Ottawa has a century of housing and a furnace for every decade of it, from the retrofitted ducts of Centretown and the Glebe to the builder-grade units going into Riverside South. We repair, tune and replace them all, and we size a replacement to the house rather than to the label on the old unit. A January that averages close to minus 10 C and drops to minus 30 C in a cold snap leaves no room for a furnace that is almost right.

Out in Riverside South and the newer streets along the river the houses came with builder-grade single-stage furnaces that are now reaching the age where igniters, inducer motors and control boards give out.
Ottawa is colder than the rest of southern Ontario and the equipment has to be chosen with that in mind. A unit under twelve years old is nearly always worth a repair. When it is time to replace, a measured heat-loss calculation matters more here than anywhere, because the furnace has to carry the house through a week at minus 25 without being so large that it short-cycles for the other five months. A September tune-up is the cheapest insurance against a no-heat call in February. Why is my furnace blowing cold air instead of heat?
Start with the two things you can check yourself: a filter so blocked that the furnace overheated and tripped its limit switch, and a thermostat with the fan set to On instead of Auto, which runs the blower between heating cycles. If the filter is clean and the fan is on Auto, the burner is not lighting. That is usually a cracked hot-surface igniter, a flame sensor coated in silica, a pressure switch that will not close because the vent is blocked, or a condensate line that froze overnight.
